This is Daniel Byard with Team Ringgold at Keller Williams One Legacy Partners.

We're here to help in your moving goals, whether it's to move to Topeka, you're relocating to Topeka, or you're deciding on buying a home in Topeka, today we'll be working on setting overall goals. What is your goal? Well, your goal should be to purchase a home, but in order to get there, we have to set goals to meet along the way.

Now, let's look at the first one: a realistic budget. Setting a realistic budget based on the fundamentals of your current finances is the best baseline for knowing where you can reach should you make the decision to purchase a home.

Next, let's set things like location. Location is key for many people: some people choose school districts, other people choose a location convenient to their work place, while others want a retirement home by the lake.

Knowing what you want associated with your budget starts to narrow in what homes you're looking at. Then we look at features.

If you know that you need a home for you and your family, you're going to be looking for a larger home. If it's just you and you're downsizing from say a larger home that you've recently sold, maybe a one-bedroom or a condo would suit you better.

All of these features and expectations help narrow down the field so that you are realistically looking for what you want, and at the same time, looking for what you can reach. If you set the right goals up front, and these expectations keep you on track, you will be able to find the home of your dreams. Not just the next home you feel like buying, but the home that you actually want to buy.

It's a key, and it's a goal.
