Is the Topeka Housing Market About to Crash? Here's What's Really Going On.
You may have seen posts floating around claiming home prices are about to crash 25 to 30 percent by the end of the year. It sounds terrifying. It's also not true.
That claim isn't coming from anyone who actually tracks our Topeka market closely. This isn't our regular monthly numbers check-in either, you can find that here: Team Ringgold's September 2026 Market Update. So why are we not expecting a crash in Topeka, using real numbers.
Prices Are Still Going Up, Not Down
Let's start with the basics. Fewer homes are selling in Shawnee County than a few years ago. That part is true. Sales have dropped since the frenzy of 2021.
But prices haven't dropped with them. Looking at the whole year so far, the typical home has sold for about $220,000, up nearly 9 percent from the same months last year. (Note: this is a year-to-date figure across all of 2026. Any single month, like September alone, will land on a different number, our September update has that month's specific figure.) Either way, that is the opposite of a crash.
There are more homes for sale than there used to be too, which may be part of what's fueling the worry. A few years ago, there were almost no homes on the market. Now there's more to choose from. That gives buyers a little more breathing room, but it's still nowhere near enough homes on the market to push prices down. We're still very much in a market where good homes sell, and sell for solid prices.
Some Homes Are Flying Off the Market. Others Are Stuck.
Here's the part that actually matters more than any crash rumor: not every home is selling the same way right now.
Of the homes listed in the last month, a little more than a third went under contract within a week. Those are priced right and show well, and buyers snapped them up fast.
But about half of recently listed homes are still just sitting there, unsold.
Zoom out and look at every home currently for sale, and the pattern gets even clearer. On average, a home for sale right now has been sitting for about a month and a half. Close to half of all active listings have already dropped their price at least once, trying to find a buyer.
And some homes never do sell. Over the last three months, a good number of listings were pulled off the market or simply expired without an offer. More than half of those had already had a price cut before the seller gave up.
So there isn't one Topeka housing market right now. There are two. Homes that are priced right and ready to show are moving fast, often in less than a week. Homes that are overpriced or need work are sitting for months, sometimes never selling at all. Our Home Sellers Guide walks through how to make sure your home lands in the first group.
Why You Might See Different Numbers in Different Places
You may have also noticed that different websites seem to disagree about Topeka home values. One site shows prices basically flat. Another shows them rising. Here's why that happens, and it's actually pretty simple once you see it.
Picture ten homes sold last month, lined up from cheapest to most expensive. The one in the middle is what's called the "typical" or "median" price. That's what most local real estate reporting uses, including the numbers in this post.
Other tools, like the "home value" estimate you'll see on sites like Zillow, work differently. They try to estimate what the same group of homes would be worth this month compared to last month, smoothing out the ups and downs.
Here's the thing: more higher-priced homes have been selling in Topeka lately, and fewer cheaper ones. So the "homes in the middle" number goes up, even though no individual home's value necessarily jumped. That's most of the gap you're seeing between the two kinds of numbers. Neither one is wrong. They're just measuring slightly different things.
So, Is a Crash Coming?
Based on everything we're actually seeing in the data, no. Prices are expected to keep rising over the next year, just not quite as fast as this year.
What is true is that it's a tougher market for sellers who overprice their home or skip getting it ready to show. The cost of guessing wrong on price is bigger than it used to be: weeks or months with your home sitting unsold, and sometimes a listing that never sells at all.
What This Means for You
If you're thinking about selling, the lesson here isn't to panic. It's that getting the price and presentation right from day one matters more than it has in a few years.
That's really the job a good agent does well: looking at what's actually selling fast right now, not guessing, and pricing your home to be one of those homes instead of one of the ones that sits. Team Ringgold keeps a close eye on these numbers week to week for exactly this reason.
If you're curious what any of this means for your own home or your own search, that's a much better conversation to have one on one than to try to figure out from a scary post online.
