Shawnee County Tax Foreclosure Auction: $7.76M in Properties for $1M in Back Taxes — Here’s Your Investor Cheat Sheet
The Shawnee County Tax Foreclosure Auction is coming up on Wednesday, September 24th, and this year’s list is a big one — $7,760,000 worth of real estate is scheduled to be sold as the county looks to recapture just over $1,000,000 in unpaid property taxes.

I’ve gone through the full list and created an Investor Cheat Sheet that includes only the properties with existing houses — removing all the empty lots and land-only parcels so you can focus on potential income-producing assets.Why this matters for investors:

Important Auction Details
This year’s auction will be held online via CivicSource.com. If you’re interested in bidding, here’s what you need to know:
1. Pre-Registration is Required

  • Deadline: 5:00 PM, Monday, September 22nd (two days before the auction)
  • You must register on the Shawnee County Counselor’s Registration Page.
  • Late registrations will not be accepted.
  • You will receive a confirmation email within two weeks after registering. If you don’t receive it, call (785) 251-4042.
  • You cannot bid without a confirmation email.

2. Set Up a CivicSource Account

  • Create an account at CivicSource.com before the auction.
  • This is the platform where the live online auction will take place.

3. Property List

  • This year’s list is Case No. SN-2025-CV-000180.
  • The list is subject to change as properties are redeemed.

4. Eligibility Rules

  • If you owe delinquent taxes in Shawnee County, you are not eligible to bid.
  • Per K.S.A. 79-2812, “no person shall be eligible to purchase real estate at any delinquent tax sale... if such person is the record owner of real estate upon which there are delinquent taxes….”

5. Payment Terms

  • Payment must be made by wire or ACH via the CivicSource checkout the day of the auction.
  • Full payment is due by 4:45 PM the day of the auction.
  • Every property will be charged an additional $38.00 fee for deed recording.
