SHAWNEE COUNTY HOME SALES REPORT – SEPTEMBER MARKET UPDATE

Shawnee County saw a drop in home sales last September, with 232 units sold compared to 277 in 2021. Total sales volume declined to $46.6 million, showing a slowdown in overall activity.
The median sale price, however, rose to $178,006, up from $163,900 the previous year. Homes spent an average of 4 days on the market and sold for the full asking price, reflecting strong buyer interest despite fewer sales.
ACTIVE LISTINGS DECLINE
Active listings decreased slightly to 149 at the end of September, down from 154 last year. This represents a 0.7 months’ supply of homes, keeping the market fairly tight.
The median list price stood at $229,900, signaling sellers’ expectations in a competitive environment.
CONTRACT ACTIVITY
September recorded 158 contracts written, down sharply from 230 a year ago. At month’s end, 181 contracts were still pending, indicating steady demand amid fewer new agreements.
