SHAWNEE COUNTY HOME SALES REPORT – APRIL 2022 MARKET UPDATE

Home sales across Shawnee County held mostly steady in April, with 232 homes sold, just two fewer than the 234 sold during April 2021. Still, total sales volume increased to $44.4 million, pointing to rising home values and strong buyer activity.
The median sale price rose to $155,000, up from $149,000 this time last year. On average, homes spent only 2 days on the market and sold for 100.7% of their list price—evidence of fast-moving deals and competitive offers.
ACTIVE LISTINGS REMAIN TIGHT
At the end of April, there were just 96 homes actively listed in Shawnee County, down from 114 in April 2021. This reflects a very limited 0.4 months’ supply of inventory for buyers to choose from.
The median list price for homes on the market was $249,950, showing that sellers remain confident in pricing expectations.
CONTRACT ACTIVITY & MARKET MOMENTUM
April saw 224 new purchase contracts written, down from 260 last year. However, buyer interest remains solid, with 267 contracts still pending as the month closed.
