SHAWNEE COUNTY HOME SALES REPORT – APRIL MARKET UPDATE

April brought a noticeable dip in home sales across Shawnee County, with 176 properties sold, down from 232 the year before. Total sales volume also declined, coming in at $33.9 million compared to April 2022.
Despite fewer transactions, home values continued to trend upward. The median sale price rose to $179,450, up from $155,000 a year ago. Most homes sold in just 3 days and still managed to close at 100% of the asking price, showing buyers are quick to act in today’s fast-paced market.
INVENTORY TRENDING UP
At the end of April, 123 homes were actively listed, up from 96 this time last year. That’s a 0.6 months’ supply, which still favors sellers but gives buyers a little more breathing room than before.
The median list price came in at $249,000, showing sellers remain confident in market conditions.
CONTRACTS & PENDING SALES
A total of 199 purchase contracts were written in April, down from 241 the previous year. Still, 212 contracts remained pending as the month closed out, pointing to steady buyer interest despite lower volume.
