
SHAWNEE COUNTY HOME SALES REPORT – DECEMBER MARKET UPDATE

Home sales in Shawnee County slowed down in December, with 151 units sold—a noticeable drop from 207 sales in December 2021. Total sales volume fell to $27.8 million, reflecting the quieter market conditions during the month.
The median sale price dropped to $150,000, down from $179,950 the previous year. Homes that sold typically spent 9 days on the market and closed at 99% of their list prices, showing buyers still negotiating but remaining active.
ACTIVE LISTINGS INCREASE
At the end of December, there were 149 active listings—up significantly from 83 this time last year. This translates to a 0.7 months’ supply of homes available for sale, offering more options for buyers.
The median list price of available homes was $214,900, signaling sellers’ pricing expectations as the market adjusts.
CONTRACT ACTIVITY
December saw 130 contracts written, down from 169 in December 2021. By month’s end, 132 contracts were still pending, indicating ongoing buyer interest despite the slower pace.
