SHAWNEE COUNTY HOME SALES REPORT – FEBRUARY MARKET UPDATE

Shawnee County saw a solid increase in home sales last month. A total of 147 homes sold in February, up 8.9% from 135 sales during the same month in 2022. Sales volume also jumped to $26.8 million, an 18.3% increase year-over-year.

The median sale price climbed to $160,000, compared to $140,000 a year earlier. Homes continued to sell quickly, averaging just 13 days on the market, with sellers receiving 100% of their list prices.

INVENTORY EXPANDS BUT REMAINS LIMITED
Active listings in Shawnee County rose to 101 by the end of February, up from 65 a year ago. That still only represents a 0.5 months’ supply, keeping the market competitive for buyers.

The median list price came in at $245,000, a strong indicator of continued seller confidence.

CONTRACTS & PENDING SALES
Contract activity in February was steady. A total of 163 contracts were written, slightly up from 160 in February 2022. At month’s end, 184 contracts remained pending, showing strong demand heading into the spring market.
