SHAWNEE COUNTY HOME SALES REPORT – JANUARY MARKET UPDATE

The new year started off on a slower note for Shawnee County real estate. A total of 131 homes sold in January, down from 179 during the same month in 2022. Total sales volume dropped to $22.2 million, reflecting a more cautious start to the year.

The median sale price came in at $147,000, slightly below last January’s $150,000. Despite the dip in pricing, homes still moved quickly—spending just 9 days on the market and selling for 100% of their list prices.

INVENTORY CLIMBS MODESTLY
By the end of January, there were 107 active listings across Shawnee County, up from 75 at this time last year. That amounts to just a 0.5 months’ supply, keeping market conditions favorable for sellers.

The median list price for active homes stood at $252,500, a sign that sellers remain optimistic heading into the year.

STEADY CONTRACT ACTIVITY
Contract activity held strong despite fewer closings. A total of 159 contracts were written in January, up slightly from 154 a year earlier. By month’s end, 155 contracts were still pending—indicating continued buyer interest early in the season.
