July saw a drop in home sales across Shawnee County, with 207 homes changing hands compared to 267 in July 2022. Sales volume also dipped, landing at $48.8 million—a reflection of fewer transactions but steady market activity.
On the bright side, the median sale price climbed to $220,000, up from $193,900 a year earlier. Homes sold fast, typically spending just 3 days on the market and closing at full list price, showing buyers are ready to act quickly when they find the right home.
ACTIVE LISTINGS ON THE RISE IN SHAWNEE COUNTY
By the end of July, the number of active listings grew to 162, up from 132 last year. This gives buyers a bit more choice, with a 0.9 months’ supply of homes available.
