SHAWNEE COUNTY HOME SALES REPORT – JUNE MARKET UPDATE

Home sales in Shawnee County slowed in June, with 243 homes sold compared to 264 during the same month last year. Total sales volume came in at $55.8 million, a slight decline from June 2022.
Despite the dip in overall sales, home values continued to climb. The median sale price rose to $210,000—up from $200,850 a year ago. Homes moved fast, too, spending just 3 days on the market and closing at 100% of their list price.
ACTIVE LISTINGS SEE A MODEST INCREASE
As of the end of June, 157 homes were actively listed across Shawnee County, up from 137 at this time last year. That’s a 0.8 months’ supply—still favoring sellers but offering a bit more selection for buyers.
The median list price for active inventory reached $300,000, indicating strong seller confidence in current conditions.
CONTRACT ACTIVITY & MARKET TRENDS
A total of 204 purchase contracts were written during June, down from 260 in June 2022. By month’s end, 213 contracts remained pending, pointing to continued, if slightly softer, buyer interest.
