SHAWNEE COUNTY HOME SALES REPORT – MARCH MARKET UPDATE

March brought a welcome bump in activity for the Shawnee County real estate market. A total of 183 homes sold during the month, marking a 13.7% increase over the 161 sales in March 2022. Sales volume climbed as well, reaching $35.7 million—an 18.5% boost year-over-year.
Home prices continued their upward trend, with the median sale price rising to $169,000 from $154,000 the year prior. Buyers moved quickly, with most homes selling in just 4 days and closing at full list price.
INVENTORY REMAINS TIGHT
Active listings in Shawnee County hit 103 by the end of March, up from 82 the year before. That’s just a 0.5 months’ supply of homes—still a highly competitive environment for buyers.
The median list price stood at $320,000, reflecting strong seller confidence as the spring market picked up steam.
CONTRACT ACTIVITY SLOWS BUT STAYS STEADY
While contract activity was down compared to last year, it remained strong overall. A total of 186 contracts were written in March—down from 255 in 2022. At month’s end, 191 contracts were still pending, showing consistent interest even in a tighter market.
