SHAWNEE COUNTY HOME SALES REPORT – MAY MARKET UPDATE

Home sales slowed across Shawnee County in May, with 205 properties sold compared to 239 in May 2022. Total sales volume reached $45.6 million, reflecting a year-over-year decline alongside lower transaction counts.
Interestingly, the median sale price dipped slightly to $187,000, down from $198,500 the year prior. Still, homes sold quickly, spending just 3 days on the market and closing at 100% of list price, highlighting continued competition among buyers.
INVENTORY GROWS AS BUYERS GAIN OPTIONS
Active listings in Shawnee County rose to 123 by the end of May, up from 105 the year before. This translates to a 0.6 months’ supply—still tight, but a sign of gradual improvement in housing availability.
The median list price for active homes came in at $309,777, showing that seller confidence remains high.
CONTRACTS & PENDING SALES
During May, 216 contracts were written, down from 253 in May 2022. However, with 243 contracts still pending at month’s end, activity remained solid as buyers continued making moves.
