SHAWNEE COUNTY HOME SALES REPORT – OCTOBER MARKET UPDATE

Home sales in Shawnee County slowed in October, with 188 units sold compared to 232 in October 2021. Total sales volume dropped to $38.3 million, reflecting a quieter market overall.
The median sale price edged down slightly to $171,000 from $173,800 a year ago. Homes typically spent 4 days on the market and sold for 100% of their list price, showing sellers still receiving strong offers despite lower sales numbers.
ACTIVE LISTINGS INCREASE
Active listings rose to 191 units at the end of October, up from 144 last year. This represents a 0.9 months’ supply, giving buyers more options to consider.
The median list price stood at $196,700, indicating sellers’ current pricing expectations.
CONTRACT ACTIVITY
October saw 179 contracts written, down from 215 a year earlier. By the end of the month, 165 contracts remained pending, keeping the market moving at a steady pace.
