Shawnee County Home Sales Fell in April

Home sales in Shawnee County declined slightly in April compared to the same time last year. A total of 179 homes sold in April 2026, down from 204 homes sold in April 2025. Total sales volume reached $40.4 million, reflecting a decrease from the previous year despite continued buyer demand throughout the market.

Even with fewer overall transactions, the Shawnee County housing market remained highly competitive as spring activity continued to accelerate.

Home Prices Continue to Climb in Shawnee County

The median sale price in April rose to $214,900, up from $192,500 one year earlier. This increase highlights continued upward pressure on home values across the Topeka area.

Homes that sold in April moved extremely quickly, spending a median of just 4 days on the market while selling for 100.0% of their list prices. These numbers reflect a highly competitive environment where properly priced homes are attracting immediate buyer attention and strong offers.

Active Listings Decline as Inventory Remains Tight

Housing inventory tightened further during April. At the end of the month, 187 homes were actively listed for sale in Shawnee County, down from 198 active listings in April 2025.

This represents approximately 1.0 months of housing supply, keeping the market firmly in seller-friendly territory. The median list price of active homes was $259,974, showing continued confidence among sellers entering the spring market.

Limited inventory combined with strong buyer demand continues to create competitive conditions throughout many price points in the Topeka area.

Buyer Contract Activity Slows Slightly

Buyer contract activity eased slightly compared to last year but remained relatively strong overall. During April, 212 new contracts were written, down from 231 contracts during April 2025.

At the end of the month, 261 homes remained pending, signaling that many buyers are still actively moving through the purchasing process as the spring market continues.

For sellers, market conditions remain extremely favorable. Homes are selling quickly, often at full asking price, and limited inventory continues to create strong competition among buyers. Proper pricing and preparation remain important, but sellers are still benefiting from strong market leverage.
