The Shawnee County real estate market saw a strong performance in August. A total of 246 homes were sold, representing a 17.1% increase from 210 homes sold in August 2023. The total sales volume reached $57.0 million, marking a 15.2% rise compared to last year and reflecting solid buyer activity across the Topeka area.
The median sale price was $208,000, up from $199,850 the year prior. Homes sold quickly, spending a median of just 5 days on the market, and closed at 100.0% of their list prices, showing strong competition and pricing confidence in the local market.
ACTIVE LISTINGS AND INVENTORY TRENDS IN TOPEKA
At the end of August, 230 homes were actively listed in Shawnee County, compared to 199 listings in August 2023. This increase represents a 1.2 months’ supply of inventory, offering more opportunities for buyers while still maintaining a seller-friendly market.
