Shawnee County Home Sales Fall in August
The Shawnee County housing market saw a noticeable decline in closed sales during August, with 201 homes sold in August 2026, compared to 241 homes sold in August 2025. That represents a 16.6% decrease in closed sales compared to the same month last year.
Total sales volume was $51.9 million, down from the previous year as fewer homes changed hands during the month.
Even with fewer completed sales, home values continued to show strength. The median sale price in August was $217,500, up from $210,000 in August 2025.
Homes Continue to Sell Quickly at Full List Price
While the number of sales declined, homes that did sell continued to move quickly.
Homes sold in August were typically on the market for just 5 days and sold for 100.0% of their list prices.
These numbers continue to show that buyers are willing to move quickly and pay full asking price for homes that are priced appropriately for current market conditions.
For sellers, the combination of a short time on market and a 100% average sale-to-list price ratio remains a positive sign, even as overall sales activity has slowed.
Active Listings Give Buyers More Options
Inventory continued to increase in Shawnee County during August. At the end of the month, there were 306 active homes listed for sale, compared to 288 active listings at the same point in 2025.
That represents an increase of approximately 6.3% in available inventory compared to last year.
The current inventory represents approximately 1.6 months of housing supply, giving buyers more choices while the market remains relatively tight.
The median list price of homes actively on the market at the end of August was $249,900.
Although buyers have more homes to choose from than they did a year ago, the limited supply means desirable properties can still attract strong interest and sell quickly.
Contract Activity Picks Up in August
While closed sales declined, new contract activity actually increased during August.
A total of 211 contracts were written, up from 191 contracts in August 2025. That's an increase of approximately 10.5% in new contracts written compared to the same month last year.
At the end of August, there were 219 contracts still pending, showing that a significant number of buyers and sellers remained actively engaged in the market heading into September.
The difference between closed sales and new contracts is worth watching. While fewer transactions closed during August, the increase in newly written contracts suggests buyer activity remained present in the market.
What This Means for Buyers and Sellers in Topeka
For sellers, August continued to provide some encouraging signals. The median sale price increased compared to last year, homes that sold were typically on the market for just 5 days, and sellers received 100% of list price on average.
However, sellers are also facing more competition, with 306 active listings at the end of August compared to 288 a year earlier. Pricing a home appropriately and making a strong first impression remain important.
For buyers, the increase in inventory provides more opportunities and more homes to compare than were available a year ago. With 1.6 months of supply, however, the market remains competitive.
The increase in new contracts during August also shows that buyers are still active. Buyers may have more choices, but desirable homes can still move quickly when they come on the market.

Talk to Team RinggoldFrequently Asked Questions
Is Now a Good Time to Buy a Home in Topeka?
For many buyers, the answer depends on their individual financial situation and goals, but August's market provided some encouraging signs. Shawnee County had 306 active listings at the end of August, up from 288 a year earlier, giving buyers more options than they had last year.
The market remains relatively competitive with just 1.6 months of housing supply, but the increase in available homes can give buyers more opportunities to find a property that fits their needs.
Is It Still a Seller's Market in Shawnee County?
Shawnee County remains a relatively tight housing market, with just 1.6 months of housing supply at the end of August. While inventory has increased compared to last year, it remains below the four to six months of supply often associated with a more balanced market.
Homes that sold in August received 100% of their list price on average and were typically on the market for just 5 days, showing that well-priced homes continue to attract strong buyer interest.
Why Are Home Prices Rising if Fewer Homes Are Selling?
The number of homes sold and home prices do not always move in the same direction. In August 2026, 201 homes sold, down from 241 during August 2025. At the same time, the median sale price increased from $210,000 to $217,500.
Limited inventory, buyer demand, and the types of homes being sold can all influence median prices. A decline in total sales does not automatically mean home values will decline.
What Does More Inventory Mean for Topeka Home Buyers?
More inventory generally gives buyers more choices and more opportunities to compare homes. In August, Shawnee County had 306 active listings, compared to 288 at the same time last year.
However, with only 1.6 months of housing supply, buyers are still operating in a relatively competitive market. More choices do not necessarily mean buyers can take their time with every property, especially when a home is well-priced and in a desirable location.
