Shawnee County Home Sales Slow in December
Home sales in Shawnee County cooled slightly at the end of the year. A total of 176 homes sold in December 2025, down from 181 homes sold in December 2024. While overall unit sales dipped, the total sales volume increased to $45.3 million, showing that higher home prices helped offset the lower number of transactions.
This trend reflects a market that remains stable, with fewer sales but stronger pricing across much of Topeka and Shawnee County.
Home Prices Rise Despite Fewer Sales
One of the biggest takeaways from December’s data is the continued rise in home values. The median sale price jumped to $235,000, up significantly from $185,000 one year earlier.
Homes that sold in December spent an average of 16 days on the market and sold for 99.0% of their list price. While this is slightly longer than earlier in the year, it still indicates a competitive market where well-priced homes are finding buyers without major price concessions.
Active Listings Increase Heading Into the New Year
Housing inventory continued to grow as the year wrapped up. At the end of December, 276 homes were actively listed for sale in Shawnee County, compared to 219 listings at the same time last year.
This increase represents a 1.4 months’ supply of homes, giving buyers more choices than they had throughout much of 2024. The median list price for active homes was $206,950, suggesting sellers remain confident in current market conditions.
Buyer Contract Activity Declines in December
Buyer activity slowed noticeably during the holiday season. In December, 93 new contracts were written, down from 177 contracts in December 2024. By month’s end, 99 contracts remained pending, reflecting the typical seasonal slowdown seen late in the year.
This dip in contracts does not signal weakness in the market, but rather a pause that often occurs during December as buyers and sellers shift focus to year-end commitments.

For sellers, rising prices and strong list-to-sale ratios continue to work in your favor. However, longer days on market and increased inventory mean pricing strategy matters more than ever. Homes that are priced correctly and presented well continue to attract serious buyers.
For buyers, the increase in inventory provides more breathing room than earlier in the year. While prices remain higher than last year, buyers may find better opportunities to evaluate options, especially during the winter months when competition tends to ease.
