Home sales in Shawnee County saw a slight dip in February. A total of 141 homes were sold, down from 146 in February 2023. However, total sales volume rose to $28.6 million, showing continued buyer engagement despite fewer closed transactions.
The median sale price increased to $181,500, up from $159,950 one year earlier. Homes continued to sell quickly, with a median of just 9 days on the market, and sold for 100.0% of their list prices, showing strong pricing stability in the Shawnee County real estate market.
ACTIVE LISTINGS AND INVENTORY TRENDS IN SHAWNEE COUNTY
At the end of February, there were 153 active listings in Shawnee County, up from 101 at the same time last year. This reflects a 0.8 months’ supply of available homes—still a seller-friendly environment, but offering more options for buyers than a year ago.

A total of 145 contracts were written in February, down from 167 the year before. By month’s end, 168 contracts were still pending, showing ongoing interest and steady movement as the spring market approaches.
