Shawnee County Home Sales Fell in February
Home sales in Shawnee County dipped slightly in February compared to the same time last year. A total of 140 homes sold in February 2026, down from 145 homes sold in February 2025. Total sales volume reached $27.9 million, reflecting a modest decrease from the previous year.
While the year-over-year decline is small, it reflects the ongoing shifts in buyer activity as the market transitions out of winter and begins moving toward the busier spring season.
Median Home Prices See a Small Year-Over-Year Dip
The median sale price in February was $179,000, down from $188,500 one year earlier. While this represents a slight year-over-year decrease, homes that sold in February continued to move quickly and close to their asking prices.
Properties spent a median of just 13 days on the market and sold for 99.8% of their original list price, indicating that well-priced homes are still attracting strong buyer interest and competitive offers.
Active Listings Increase Compared to Last Year
Housing inventory in Shawnee County continued to trend upward compared to the same time last year. At the end of February, 168 homes were actively listed for sale, up from 157 active listings in February 2025.
This represents approximately 0.9 months of available housing supply, which remains a very tight inventory level by historical standards. The median list price of homes currently on the market was $279,750, suggesting sellers remain confident in overall home values despite slight fluctuations in recent sale prices.
Contract Activity Shows Continued Buyer Demand
Buyer activity remained steady during February. A total of 169 new contracts were written, slightly higher than the 165 contracts recorded in February 2025.
By the end of the month, 172 homes were still pending, demonstrating that buyers remain active and engaged in the market as the spring homebuying season begins to build momentum.

For sellers, homes are still moving quickly when priced correctly. With properties averaging less than two weeks on the market and nearly full list price offers, strong demand continues to support sellers who prepare and price their homes strategically.
For buyers, inventory remains limited, but the increase in active listings compared to last year means more options are slowly entering the market. As the spring season approaches, buyers may see additional homes become available while competition remains steady.
