Shawnee County home sales started the year on a strong note. A total of 146 homes were sold in January, up 11.5% from the 131 homes sold in January 2023. Total sales volume reached $29.2 million, a 31.7% increase year-over-year, highlighting solid buyer demand in the Topeka area.
The median sale price climbed to $179,450, up from $147,000 a year earlier. Homes spent a median of 14 days on the market and sold for 100.0% of their list prices—reflecting pricing strength and competitive offers early in the year.
ACTIVE LISTINGS AND INVENTORY TRENDS IN SHAWNEE COUNTY
At the end of January, there were 157 active listings in Shawnee County, compared to 106 at the same time last year. This equals a 0.8 months’ supply of homes—still a tight market, but offering buyers more choices than in early 2023.

In January, 155 contracts were written, down from 166 in January 2023. By month’s end, 161 contracts remained pending, signaling steady buyer activity heading into the new year.
