SUNFLOWER MLS HOME SALES REPORT – JANUARY MARKET UPDATE

The year began with encouraging signs for the Sunflower MLS market. A total of 212 homes sold in January, marking a 7.1% increase over the 198 sales from the same month last year. Sales volume jumped to $52.9 million, a 28.7% rise year-over-year—driven in part by higher price points and continued buyer activity.
The median sale price climbed to $206,000, up from $185,500 in January 2024. Homes that sold spent an average of 16 days on the market and closed at 98.6% of their list prices, showing buyers are still motivated even as negotiations become more balanced.
INVENTORY CONTINUES TO BUILD
At the end of January, there were 329 active listings in the Sunflower MLS—up slightly from 316 this time last year. That translates to a 1.1 months’ supply of homes, signaling a slow but steady increase in available inventory.
The median list price for homes on the market stood at $219,500, reflecting steady seller confidence across the region.
CONTRACTS & PENDING SALES
A total of 208 contracts were written in January, down from 227 the year prior. Still, 237 contracts remained pending at month’s end, showing that many buyers are actively working through the home purchase process as the market picks up.
