Shawnee County Home Sales Fell in January

Home sales in Shawnee County declined significantly as the new year began. A total of 104 homes sold in January 2026, down from 179 homes sold in January 2025. Total sales volume also dropped to $22.4 million, reflecting both fewer transactions and the typical slowdown that comes with winter market conditions.

This pullback is consistent with seasonal patterns, as January often sees reduced activity following the holiday season and winter weather challenges that impact both buyers and sellers.

Home Prices Rise Despite Lower Sales Volume

Despite the drop in sales activity, home values continued their upward trajectory. The median sale price climbed to $204,750, up considerably from $157,900 one year earlier.

Homes that sold in January spent an average of 21 days on the market and sold for 99.5% of their list price. This demonstrates that buyer demand remains strong for well-priced properties, even during the slower winter months. The high list-to-sale price ratio indicates sellers are still able to command asking prices without significant negotiation.

Active Listings Increase Heading Into Spring

Housing inventory continued to expand as winter progressed. At the end of January, 211 homes were actively listed for sale in Shawnee County, compared to 157 listings at the same time last year.

This increase represents a 1.1 months' supply of homes, continuing to provide buyers with more options than they had throughout 2025. The median list price for active homes was $232,500, showing that sellers remain optimistic about market values as spring approaches.

Buyer Contract Activity Declines in January

Buyer activity remained subdued following the holiday slowdown. In January, 93 new contracts were written, down from 162 contracts in January 2025. By month's end, 141 contracts remained pending, reflecting the continued seasonal pattern of reduced winter activity.

While contract volume declined year-over-year, the strong number of pending contracts suggests momentum building as the market moves toward the traditionally busier spring season.

For sellers, rising median prices and near-asking-price sales continue to create favorable conditions. However, with inventory levels increasing and fewer active buyers during winter months, strategic pricing and strong home presentation remain critical to attracting serious offers.

For buyers, increased inventory and reduced competition during January create opportunities to shop with less pressure than peak season brings. While prices remain higher than last year, buyers have more time to evaluate options and negotiate terms when fewer competing offers are in play.
