Shawnee County Home Sales Slow in July
The Shawnee County housing market cooled slightly in July, with home sales declining compared to the same month last year. A total of 207 homes sold in July 2026, down from 229 homes sold in July 2025, representing a 9.6% decrease in closed sales.
Total sales volume also declined to $52.9 million, reflecting fewer completed transactions than one year ago. While overall sales activity slowed, the local housing market continues to show resilience with strong home values and steady buyer demand.
Home Prices Continue to Rise While Homes Sell Quickly
The median sale price in July was $230,000, compared to $210,000 in July 2025. This nearly 9.5% increase highlights the continued strength of home values across Shawnee County despite fewer overall sales.
Homes that sold in July spent a median of just 4 days on the market and sold for 100.0% of their original list price. These numbers continue to demonstrate that well-priced homes are attracting strong interest and sellers are still receiving full asking price on average.
Active Listings Reach Their Highest Level This Year
Housing inventory continued to improve during July, giving buyers more options than they had one year ago. At the end of the month, 313 homes were actively listed for sale in Shawnee County, compared to 245 active listings at the same time in 2025.
This represents approximately 1.6 months of housing supply, continuing the gradual increase in available inventory while remaining below the level typically considered a balanced market. The median list price of active homes at the end of July was $249,600.
Although inventory continues to grow, the market remains competitive. Buyers have more choices than they did a year ago, but desirable homes are still moving quickly when priced appropriately.
Contract Activity Slows as the Market Moderates
New contract activity softened during July, with 185 contracts written, down from 252 contracts during July 2025.
At the end of the month, 190 homes remained under contract, showing that buyers continue to move through the purchasing process even as overall market activity has become more balanced compared to last summer.

For sellers, the market remains favorable. Home values continue to rise, properties are selling in just a few days, and sellers are still receiving full list price on average.
