Shawnee County Home Sales Rose in June
The Shawnee County housing market gained momentum in June, with home sales increasing compared to the same month last year. A total of 260 homes sold in June 2026, up from 241 homes sold in June 2025, representing a 7.9% increase in closed sales.
Total sales volume also climbed, reaching $65.9 million, an increase of 10.5% from one year earlier. The growth in both transactions and overall sales volume reflects continued buyer activity across the Topeka area as the summer real estate market remained active.
Home Prices Adjust Slightly While Homes Continue to Sell Quickly
The median sale price in June was $220,950, compared to $225,000 in June 2025. While the median price dipped slightly year over year, home values remain stable overall, and market activity continues to be supported by strong buyer demand.
Homes that sold in June spent a median of just 4 days on the market and sold for 100.0% of their original list price. These numbers continue to demonstrate a highly competitive market where well-priced homes are moving quickly and sellers are receiving full asking price on average.
Active Listings Continue to Increase
Housing inventory continued to improve during June, giving buyers more choices than they had one year ago. At the end of the month, 266 homes were actively listed for sale in Shawnee County, compared to 232 active listings at the same time in 2025.
This represents approximately 1.4 months of housing supply, an increase from last year but still well below the level typically associated with a balanced housing market. The median list price of active homes at the end of June was $250,000.
Although inventory continues to grow, available homes remain limited enough to support favorable conditions for sellers while providing buyers with more opportunities than they experienced earlier in the year.
Buyer Contract Activity Slows Compared to Last Year
While closed sales increased, new contract activity softened during June. A total of 198 contracts were written, down from 224 contracts during June 2025.
At the end of the month, 214 homes remained under contract, showing that many buyers are still actively working through the purchase process despite a slower pace of new pending sales compared to last year.
What This Means for Buyers and Sellers in Topeka
For sellers, market conditions continue to be encouraging. Home sales are increasing, properties are selling in just a few days, and sellers are still receiving full list price on average. Although inventory has grown, housing supply remains relatively low, helping maintain favorable conditions for well-prepared sellers.
For buyers, the continued increase in available listings provides more options than last year, making it easier to find homes that fit their needs. At the same time, homes continue to sell quickly, so buyers should remain prepared to act when the right property becomes available.
