Shawnee County Home Sales Fell in May
Home sales in Shawnee County declined slightly in May compared to the same time last year. A total of 226 homes sold in May 2026, down from 232 homes sold in May 2025. Total sales volume reached $55.4 million, reflecting a decrease from the previous year despite continued activity throughout the local housing market.
While overall sales were lower than a year ago, buyer demand remained steady as the spring market continued to generate strong interest across Shawnee County.
Home Prices Continue to Rise Across Shawnee County
The median sale price in May increased to $234,500, up from $220,000 one year earlier. This continued growth in home values demonstrates the strength of the Topeka-area real estate market and ongoing demand from buyers.
Homes that sold in May moved exceptionally fast, spending a median of just 3 days on the market while selling for 100.0% of their list prices. These metrics highlight a highly competitive market where well-priced homes are attracting immediate attention and strong offers.
Active Listings Increase as More Homes Enter the Market
Housing inventory expanded during May, providing buyers with more options than were available one year ago. At the end of the month, 220 homes were actively listed for sale in Shawnee County, up from 179 active listings in May 2025.
This represents approximately 1.1 months of housing supply, which remains well below a balanced market and continues to favor sellers. The median list price of active homes was $235,000, closely aligned with current sale prices throughout the county.
Although inventory has improved, available housing remains limited compared to buyer demand, helping maintain competitive market conditions across many price ranges.
Buyer Contract Activity Remains Steady
Buyer activity remained strong throughout May. A total of 222 new contracts were written during the month, slightly up from 219 contracts written during May 2025.
At the end of May, 255 homes remained pending, indicating that many buyers are still actively working through the purchase process as the busy spring and early summer market continues.

For sellers, market conditions continue to be favorable. Home prices are rising, homes are selling quickly, and inventory remains relatively limited despite recent gains. Sellers who price their homes appropriately can still benefit from strong buyer competition and favorable negotiating positions.
