Shawnee County Home Sales Slow in November
Shawnee County home sales cooled in November 2025, reflecting the typical seasonal slowdown seen toward the end of the year. A total of 165 homes sold, down from 178 homes sold in November 2024. Total sales volume reached $41.3 million, marking a decrease from this time last year.
Despite fewer overall sales, home values continued to trend upward. The median sale price rose to $220,250, up from $204,000 a year ago. This increase shows that pricing remains strong in the Topeka housing market, even as buyer activity slows heading into winter.
Homes sold in November spent an average of 13 days on the market and sold for 99.7% of their list price, indicating that serious buyers are still moving forward when homes are priced correctly.
Active Listings Increase Across Shawnee County
Inventory levels continued to rise as November came to a close. There were 281 active listings on the market, up from 259 listings at the same point in 2024. This equals a 1.4 months’ supply of homes, offering buyers slightly more choices while still favoring sellers overall.
The median list price for active homes was $218,000, suggesting steady seller confidence and continued demand across many price points in the Topeka area.
Buyer Contract Activity Declines Seasonally
Contract activity followed a similar seasonal pattern in November. A total of 142 purchase contracts were written, down from 167 contracts during the same month last year. At the end of November, 160 contracts remained pending, signaling that while activity has slowed, transactions are still moving through the pipeline as the year wraps up.
