Shawnee County home sales saw a slight decline in October. A total of 181 homes were sold, compared to 187 in October 2022. Despite fewer transactions, total sales volume rose to $41.4 million, showing strong buyer demand in the Topeka market.
The median sale price increased to $200,000, up from $172,000 a year earlier. Homes continued to move quickly, spending a median of just 6 days on the market and closing at 100.0% of their list prices, reflecting continued competitiveness and solid pricing trends.
ACTIVE LISTINGS AND INVENTORY TRENDS IN SHAWNEE COUNTY
At the end of October, Shawnee County had 244 active listings, up from 191 at the same time last year. This reflects a 1.3 months’ supply of homes, giving buyers more choices while still favoring sellers overall.

In October, 169 contracts were written, down from 179 in October 2022. By month’s end, 166 contracts remained pending, indicating steady market activity heading into the final months of the year.
