SUNFLOWER MLS HOUSING MARKET RECAP – OCTOBER 2024 HOME SALES

The Sunflower Multiple Listing Service (MLS) saw modest but positive growth in October. A total of 295 homes were sold, marking a 1.4% increase over the 291 sales in October 2023. The total sales volume reached $72.1 million, up 7.9% year-over-year, signaling continued buyer demand across the Topeka-area housing market.
The median sale price in October was $212,000, rising from $191,000 a year earlier. Homes moved quickly, spending a median of just 8 days on the market, and sold for 100.0% of their list prices, confirming a fast-moving and competitive local market.
INVENTORY AND LISTING TRENDS STRENGTHEN INTO FALL
At the end of October, 480 homes were actively listed in the Sunflower MLS, up from 458 listings in October 2023. This increase represents a 1.7 months’ supply of homes available for sale.

CONTRACTS AND PENDING SALES
During October, 274 new contracts were written, just above the 272 contracts from the same month last year. At month’s end, there were 319 contracts still pending, showing that buyer activity remains steady as the year moves into its final quarter.
