Shawnee County Home Sales Rise in September
Shawnee County home sales picked up in September 2025, reflecting continued buyer interest across the Topeka area. A total of 209 homes sold during the month — a 4.5% increase from 200 sales in September 2024.
Total sales volume reached $46.0 million, representing a 14.4% increase from last year’s $40.2 million. The median sale price climbed to $200,000, up from $174,000 a year earlier, showing that home values continue to strengthen throughout Shawnee County.
Homes sold quickly, spending an average of just 7 days on the market and achieving 100% of their list price, a strong indicator that well-priced homes remain in high demand.
Active Listings in Shawnee County Continue to Climb
Inventory levels rose at the end of September, with 306 active listings compared to 235 listings at the same time last year. This represents a 1.5 months’ supply of homes, giving buyers slightly more options than earlier in the summer.
The median list price for active properties was $259,450, reflecting sellers’ ongoing confidence in the Topeka housing market.
Buyer Contract Activity Edges Up
Buyer activity also held steady in September, with 179 purchase contracts written, up from 176 contracts in September 2024. At the end of the month, 187 contracts remained pending, signaling that a consistent flow of sales is expected heading into the fall market.
