Total home sales in Shawnee County rose by 8.9% last month to 147 units, compared to 135 units in February 2022. Total sales volume was $26.8 million, up 18.3% from a year earlier. 

The median sale price in February was $160,000, up from $140,000 a year earlier. Homes that sold in February were typically on the market for 13 days and sold for 100.0% of their list prices. 

Shawnee County Active Listings Up at End of February 

The total number of active listings in Shawnee County at the end of February was 101 units, up from 65 at the same point in 2022. This represents a 0.5 months' supply of homes available for sale. 

The median list price of homes on the market at the end of February was $245,000.During February, a total of 163 contracts were written up from 160 in February 2022. At the end of the month, there were 184 contracts still pending.

Shawnee County Home Sales Fell in January

Total homes sales in Shawnee County last month fell to 131 units, compared to 179 units in January 2022, Total sales volume was $22.2 million, down from a year earlier.
 
The median sale price in January was $147,000, down from $150,000 a year earlier. Homes that sold in January were typically on the market for 9 days and sold for 100.0% of their list prices.
 

Shawnee County Active Listings Up at End of January

 
The total number of active listings in Shawnee County at the end of January was 107 units, up from 75 at the same point in 2022. This represents a 0.5 months' supply of homes available for sale. The median list price of homes on the market at the end of January was $252,500.
 
During January, a total of 159 contracts were written up from 154 in January 2022. At the end of the month, there were 155 contracts still pending.

 Shawnee County Home Sales Fell in December Total home sales in Shawnee County fell last month to 151 units, compared to 207 units in December 2021. Total sales volume was $27.8 million, down from a year earlier.

There is fear from home sellers that real estate prices may dip in the coming months.  It will take ALOT more that the few percent we might see here in the Topeka Kansas area to undo the record appreciation we’ve experienced over the past couple of years!

What's happening with Topeka real estate?

In fact, as we look specifically at Topeka real estate numbers, here we are nearing mid-December and in the past seven days 81 homes were newly listed for sale in our MLS.

Additonally, 51 homes went under contract!

We are no longer seeing a flood of buyers competing for a limited number of homes causing multiple offer situations.  This gives buyer more of an opportunity to get their dream home under contract when they find it!

Whie we have seen some properties pop up that have been foreclosed in our area, they sure are far and few between.

The median sale price in October was $171,000, down from $173,800 a year earlier. Homes that sold in October were typically on the market for 4 days and sold for 100.0% of their list price.
